Pricing an LBJ Build: Local Labour, Imported Systems

A Labuan Bajo build price is two economies stitched together: local labour and timber — the hull economy, where this coast is strong — and imported engines, systems and hardware, which arrive at world prices plus freight regardless of where the hull grows. As working shares: labour 25–35 percent of project cost, structural timber 15–25, engines and systems 25–35, hardware and finishes 10–15, logistics 4–7. Read any quote against those bands and its honesty declares itself in minutes.

Owners arrive with two questions — what will it cost, and why do quotes differ so much — and both have the same answer: composition. This guide breaks a build price into its real components in USD, gives current class bands, and shows where quotes hide what they hide. It extends the headline figures in our pricing guide and pairs with the 2027 phinisi cost breakdown.
The Local Half: Labour and Timber
Skilled yard labour here prices well below any comparable build coast — the apprenticeship economics described in the Flores apprentice path — and it is the single biggest reason total prices undercut imported equivalents. Structural hardwood, banded in the timber supply guide at USD 700–1,900 per cubic metre landed by species, follows barge schedules more than markets. Together the local half rewards patience: a yard given schedule room prices labour lean; a compressed schedule buys overtime and premium timber stock, which is why the monsoon-aware calendar is also a pricing instrument.
The Imported Half: Engines, Systems, Hardware
Main engines, generators, watermakers, air-conditioning, navigation electronics, hydraulics, sanitation systems: all arrive at international list prices plus the freight chain in the barge logistics guide. No yard on any coast can bargain with physics here, so quotes that dramatically undercut rivals are cutting specification, not price — smaller engines, lighter electrical architecture, consumer-grade fittings. Insist every quote names brands, models and ratings line by line; “marine diesel engine, included” is not a specification, it is a trapdoor.
Current USD Bands by Class
Working 2026 bands for complete, surveyed vessels: open day boats USD 90,000–180,000; traditional slow day boats USD 120,000–280,000; enclosed fast cruisers USD 250,000–600,000; day catamarans USD 300,000–650,000 per the catamaran niche report; small liveaboards (20–28 metres) USD 550,000–1,100,000; mid liveaboards (28–38 metres) USD 1,000,000–2,400,000; large custom phinisi above 40 metres, from USD 2,500,000, individually scoped through our custom phinisi desk. Interior ambition moves any band by a third; provenance documentation and class involvement add honest, visible cost.
Reading a Quote Like a Surveyor
Five tests expose a quotation’s character. Does it name the timber species, grades and volumes — against market prices you can check? Does it specify every system by brand and model? Does it show logistics as its own line rather than dissolving it into contingency? Does the milestone payment schedule map to inspectable progress — the structure explained in the contract guide? And does it carry a defect-liability retention consistent with local warranty practice? A quote passing all five is a plan; one passing two is a fishing lure.
Where Money Is Genuinely Saved
Real savings live in decisions, not haggling. Timber ordered at signature rides lower-priced scheduled barges than timber ordered in panic. A frozen general arrangement before framing — the discipline of our stage-gated process — deletes the change-order economy entirely. Owner-supplied equipment consolidated through one freight agent saves double handling. And building the vessel for its actual mission — the class-fit argument threaded through the 2027 outlook — saves the largest sum of all: the cost of the wrong boat, which no yard can refund.
Contingency: The Honest Line
Every experienced owner’s budget carries a contingency line, and its size signals the quality of the plan around it. On a well-specified Labuan Bajo build with frozen drawings and early procurement, eight to ten percent covers reality — weather allowances, minor specification discoveries, freight surprises. Fifteen percent or more usually means the specification was soft at signature and the quote is still being written in instalments. Zero percent means the surprises will be funded by arguments. Insist the contingency is visible, owner-controlled and released against documented causes, and it becomes a management tool rather than a slush line.

Frequently Asked Questions
Why do two quotes for the same boat differ by 40 percent?
Almost always specification: engine sizing, electrical architecture, tankage, interior grade and documentation scope. Normalise both quotes to one specification sheet and the real gap typically shrinks to workforce and schedule differences — which are worth paying for or not, visibly.
What payment schedule is standard?
Milestone-based: typically 20–30 percent at signature (funding timber and long-lead orders), staged payments at structure, planking, systems and interior gates, and a final tranche with retention through the defect window. We publish our schedule template openly — ask the yard desk.
Are prices negotiable?
Composition is negotiable; craftsmanship is not. Specification, schedule and scope can all be tuned to a budget honestly. A yard that simply drops its number without changing scope has told you the first number was fiction.
